Tenant search and selection
Financial strength review and the fit between brand and location: a sound tenant is worth more than a high rent poorly secured. We examine every application with the rigour of a credit file.
Accounts, guarantees, trading history, consistency between the planned activity and the retail fabric of the street: we verify before presenting a candidate, and we set out our reservations where there are any.
Lease drafting and monitoring
Commercial leases, renewals, rent reviews, changes of permitted use and assignments of leasehold rights, working with your advisers. The lease is the only document that truly protects you the day the relationship turns.
We track the key dates — indexation, three-yearly review, notice, renewal — and we alert you early enough for every decision to remain a choice, never a constraint of the calendar.
Rent invoicing and collection
Rent and service-charge demands, indexation, reminders and pre-litigation: collection is monitored month by month. A late payment addressed within a fortnight costs far less than arrears left to take hold.
You receive a clear statement of what has been collected, what is outstanding and what calls for a decision. No proceedings are started without your agreement, and never before an amicable solution has been sought.
Technical oversight
Routine maintenance, works, insurance claims and dealings with the co-ownership or the institutional landlord. The value of an asset is preserved first in the interventions nobody notices.
We call on contractors we know, we inspect the works and we handle claims through to settlement. Nothing above the threshold you have set is committed without your approval.
Owner reporting
Periodic tenancy and accounting position, with the decisions to be taken set out clearly. Useful reporting does not simply record: it flags what calls for a decision.
You follow occupancy, collections, charges and upcoming key dates in a single document. We add our reading — what is tightening, what is deteriorating, what deserves a decision now.
